The metro baseline
The Austin metro is young: the median home was built in 2002, 54% of homes were built in 2000 or later and only 19% before 1980. About 58% of occupied homes are owner occupied. The tables below show where that picture is very different.

What older housing means for a budget
Homes built before 1980 are more likely to need electrical panel and wiring upgrades, plumbing replacement, insulation and window improvements, and, in central Austin, foundation work on expansive clay. Those items belong in the budget before finishes. In ZIP codes with many rentals, durable finishes and fast turnarounds between leases matter more than trend.
How to use this data
These are survey estimates for whole ZIP code areas, including apartments, so individual streets can differ a lot. Use them to understand a market, then walk the specific property. This is general information, not financial advice.
