What raises the price in the Austin area

  • Rock excavation on Hill Country limestone for pools, footings and plumbing
  • Engineered foundations on expansive clay east of I-35
  • Moving plumbing in a slab, or upgrading an undersized electrical panel in an older home
  • Impervious cover limits, protected trees and historic review that change the design
  • Permit, utility and impact fees, which are largest for new units and new homes

Building a pool on Austin area ground

Soil changes the job more than anything else. West of MoPac and through the Hill Country, excavation often hits limestone, which takes heavier equipment and more time. On the expansive clay east of I-35, the pool shell and deck have to be engineered for soil that swells and shrinks. We look at the site before pricing so the quote reflects what is really under your yard.

Rules that affect where a pool can go

Pools need a building permit and must meet setbacks, barrier and gate requirements, and impervious cover limits, which are strict over the Edwards Aquifer recharge zone in west Austin and parts of Hays and Williamson counties. On lots with a septic system, the pool must stay clear of the drain field. HOAs often add their own approval step.

When a pool needs a remodel

Rough or stained plaster, loose tile at the waterline, cracked coping and old single speed pumps are the usual signs. A remodel can also add a tanning ledge, new lighting and variable speed equipment that uses less electricity.
