How we work
Our Remodeling and Construction Process
Five steps, from a free consultation at your property to the final walkthrough. Here is what happens at each one and what we need from you.
- Free consultationWe meet at your property, listen to what you want to change and look at the conditions that affect it: structure, soil, utilities, trees and the rules for your lot.
- Free quoteYou get a quote based on the scope we agreed, with the decisions that drive cost explained so you can adjust before anything is signed.
- Design and permitsDrawings, engineering and selections are finalized, and we submit the permits your city or county requires.
- BuildWe schedule every trade, order materials early, pass inspections and keep you updated at each phase.
- Final walkthroughWe walk the finished work with you, fix anything on the punch list and hand over the paperwork for your project.
What to have ready for the consultation
- A list of what you want to change, and what bothers you about the space now
- Photos or links of finishes and designs you like
- Your timeline and any dates that matter (a new baby, a sale, a lease ending)
- Any plans, surveys, HOA rules or past foundation reports you have
- A budget range, so we can show you the options that fit it
How we keep you informed
Before work starts you get a schedule by phase. During the build we update you at each milestone and before any inspection, and we tell you right away if something behind a wall changes the plan, with the options and their cost, before any extra work is done.
Permits and inspections
We check the rules for your address, prepare and submit permit applications, and schedule inspections at each stage: typically foundation, framing, electrical, plumbing and mechanical rough in, insulation and final. Read our guide to remodeling permits in Austin.
