A full gut renovation of a single story ranch home in north central Austin: an opened kitchen, a new primary bathroom built as an addition, a covered patio turned into a bedroom, and a new exterior. The finished home has four bedrooms and two bathrooms.
Design renderings of the planned finished home. We will add construction and finished photos as the work is completed.

The scope

- Engineered structural changes to open up the kitchen
- Roof trusses modified to create a recessed ceiling
- New primary bathroom built as an addition on a new foundation, plus repairs to the existing foundation
- Covered patio converted into a bedroom
- All windows replaced; new siding, exterior doors and an insulated modern garage door
- R-19 insulation in the exterior walls
- New kitchen and bathroom cabinets, counters and a kitchen island
- Tiled showers in both bathrooms, new plumbing and electrical, and heating and cooling extended to the new rooms
- Landscaping and new paths

Why this house, and this kind of project
This is a typical north central Austin renovation. In ZIP code 78757, 68% of homes were built before 1980 and the median home dates from 1967, so many houses still have closed kitchens, one or two bathrooms and original systems. Opening the kitchen, adding a primary bathroom and converting unused space into a bedroom are the changes that make these homes work for how people live now.
The structural changes in the kitchen carry an engineer's approval, the new bathroom gets its own foundation, and the work is permitted. Our home addition permit guide explains what an addition involves in Austin.

Vinyl Liner Pool Leak Repair
A leaking vinyl liner pool. We pulled the old liner, cut into the floor and the deck to reach the leaking plumbing, laid new line, replumbed the pump and filter, and installed a new liner.

A leak soaked the walls and floor of a primary bathroom. We removed the wet drywall and flooring down to the studs, dried the structure with air movers and a dehumidifier, and rebuilt the bathroom.
